Step 1: Set a realistic budget
Include more than the price: registration and transfer costs, agency and legal fees, furnishing, and ongoing service charges and utilities. If you need finance, speak to banks first to understand what you can borrow.
Step 2: Confirm what you can buy
If you aren’t a Bahraini or GCC national, you will generally be buying in a designated freehold area. Confirm your eligibility early so you don’t fall for a property you can’t own. See the freehold buyer’s guide.
Step 3: Define your brief
List your must-haves and deal-breakers: area, property type, bedrooms, views, parking, schools, commute, and whether the property is a home, an investment or both.
Step 4: Shortlist and view
Work with a licensed agent to build a shortlist of available properties. View your top options in person or by video, ideally more than once and at different times of day. My guide on how to compare properties can help you score them.
Step 5: Make an offer
Your agent presents your offer and any conditions (for example, furniture included, or a completion date). Agree the key terms in writing.
Step 6: Due diligence
- Verify the title and ownership.
- Confirm eligibility for your type of ownership.
- Check for outstanding service charges or other debts on the property.
- For off-plan, check registration of the project with the Real Estate Regulatory Authority.
- Inspect the property’s condition.
Step 7: Sign the sale agreement
The sale and purchase agreement sets out the price, deposit, timeline and conditions. Have an independent lawyer review it before you sign or pay a deposit.
Step 8: Registration and payment
The transfer is registered with the Survey and Land Registration Bureau, and payment is completed as agreed. If you’re using a mortgage, the bank will coordinate its part of the process.
Step 9: Handover
Do a final walk-through, collect keys and access cards, take meter readings, and transfer utilities and service-charge accounts into your name.
Timelines, costs and requirements vary by property and buyer and can change. Treat this as an overview and confirm details for your purchase with the authorities and your lawyer.
